The figures on this site come from two kinds of source: official government data, which we reproduce as published, and Clifton International's own indicative estimates. This page states clearly which is which, what each may be relied on for, and what to do before acting on any figure.

Figures that are official data
The following figures are not Clifton International's estimates. They are official statistics and statutory rates, reproduced exactly as published by the issuing body, with the source and the period the data covers shown on every table where they appear.
Ministry of Transport valuation prices (MITMA)
Average bank-valuation prices of free-market private housing per square metre, published quarterly for every province and every municipality with more than 25,000 people. Reproduced exactly as published — never estimated or adjusted. Current release: Q2 2026 (data period 2026-04/2026-06).

Spanish variable mortgage pricing is anchored to the official monthly Euribor average published by the Banco de España from the European Central Bank fixing. We use the official monthly average, not unlicensed daily fixings.
Statutory purchase taxes
Transfer tax (ITP), stamp duty (AJD) and new-build VAT treatment are set by each autonomous community. We publish each community's headline published rates; they are law, not estimates, though how they apply can vary with property value, location and buyer circumstances.
INE house price statistics
Year-on-year price growth figures on our market pages come from the Instituto Nacional de Estadística's official house price index, reproduced with the period they cover stated alongside.
Official figures are reproduced in good faith from the published release shown. The issuing bodies revise their statistics and change tax rates from time to time; where a figure has been superseded, it is corrected at the next review, with the checked date shown alongside. Official figures are not updated in real time and should not be treated as live market data. Spanish official statistics are used with source credit as their licences permit; the figures remain the copyright of their publishers. Clifton International is not affiliated with or endorsed by any official body named on this site.
Figures that are our own estimates
Everything else on the site is indicative. These figures are produced by Clifton International from the term sheets of our approved lender panel and from completed transactions. They are published only once confirmed against panel material, and are reviewed regularly — but they remain estimates, not quotes.
- Spanish mortgage margins and the variable-rate ranges built on official Euribor.
- UK bridging rates, arrangement fees and maximum loan-to-value limits by lender.
- Total purchase-cost illustrations, including the estimated round-turn cost of buying.
- Deposit ranges, completion timelines and maximum loan-to-value guidance for each buyer profile and location.
- Nearest-area conventions: where a town has no official figure of its own, we use the official figure for its province or region and say so on the page.
- Worked examples and case-study figures, which describe individual completed transactions and are not repeatable for every borrower.
Indicative figures are provided for general information and planning only. They are not an offer of finance, a quotation, a valuation, tax advice or legal advice, and they cannot take account of your individual circumstances. Actual pricing depends on your borrower profile, income currency, the asset, the lender's valuation and prevailing market conditions at the time of application. Nothing on this site should be relied on as a substitute for formal advice from an adviser, your lawyer and your tax adviser.
How to tell which is which on a page
Official data
Carries the issuing body's name, the release or data period it comes from, a checked date, and a link to the official source. On Spanish location pages the price-per-m² row is labelled with the Ministry's name and states how many valuations sit behind each area's average.
Indicative figures
Carry a review date, words such as “indicative”, “typically” or a range, and a disclaimer that they are not a quote or recommendation. Where a figure is a Clifton International estimate rather than a published rate, the page says so.

Questions about our figures
Are the price-per-m² figures official data or Clifton International's estimates?
They are official data. Every price-per-m² figure on this site is reproduced exactly as published by the Ministerio de Transportes y Movilidad Sostenible (MITMA), Valor tasado de la vivienda libre in its quarterly valuation statistics. We do not estimate, adjust or blend these figures. The current release is Q2 2026 (data period 2026-04/2026-06), checked against the published release on 1 October 2026.
Which figures on the site are Clifton International's own estimates?
Lender margins and bridging rates from our approved panel, typical fee levels, total purchase-cost illustrations, deposit ranges, completion timelines and maximum loan-to-value guidance are all indicative figures produced by Clifton International from panel term sheets and completed transactions. They are guidance only, not quotes, offers of finance or advice.
Can I rely on the indicative figures for my purchase budget?
No. Indicative figures are a planning aid. An actual quote depends on your circumstances, the asset, the lender's valuation and prevailing pricing at the time. Confirm the taxes applying to your purchase with your Spanish lawyer, and obtain a formal quote from an adviser before committing funds.
What happens if an official figure changes after it is published?
Official statistics are revised by their publishers, and tax rates are changed by each autonomous community. When a new release or rate change is identified, the affected figures and their review dates are updated. Each table displays the period its data covers and the date we last checked it. Figures reflect the release shown at the time of publication and are not updated in real time.
How is the official data licensed and credited?
The Spanish Ministry of Transport's valuation statistics, INE house price statistics and Banco de España Euribor data are official Spanish public statistics, used with source credit as their licences permit. Clifton International is not affiliated with, endorsed by or acting on behalf of any of these bodies. The figures remain the copyright of their publishers.
