In short
What does Clifton International Property Finance do?
Clifton International arranges property finance for international buyers and investors across Spain and the UK — mortgages, short-term bridging, development and commercial facilities. We are whole-of-market brokers, placing each case with the lender whose appetite, leverage and pricing best fit the asset and the borrower.
- Spanish mortgages for non-residents typically reach 60–70% loan-to-value.
- Bridging can complete in two to six weeks where a deadline decides the deal.
- Clients include US, UAE, UK, European and corporate borrowers.
- Every enquiry is answered by a specialist adviser within one working day.

Common questions
International property finance questions.
Can I get a mortgage abroad as a non-resident?
Yes. Non-residents borrow in Spain, the UK and much of Europe, typically at 60–70% loan-to-value, with the lender assessing income in its own currency and applying a stress test to overseas earnings.
How long does international property finance take?
A cross-border mortgage usually runs five to ten weeks from application to drawdown. Short-term bridging can complete far faster where a deadline such as an arras contract is fixed.
Which countries do you cover?
We introduce clients to intermediaries arranging finance across Spain and the United Kingdom, and support buyers based in the United States, the UAE and across Europe purchasing in those markets.
Do you charge a fee for an initial conversation?
No. The first conversation and any indicative terms are provided at no cost and with no obligation. Any fee payable is disclosed in writing before you decide to proceed.
Can you help if my bank has already declined the purchase?
Often, yes. Declines are frequently about the property rather than the borrower — rustic land, unlicensed builds or tourist-licence assets — and specialist or short-term lenders still fund many of them.
