Commercial property finance

Investment, owner-occupier and semi-commercial finance arranged in Spain and the UK — for investors, trading businesses, family offices and expats.

In short

What is commercial property finance?

Commercial property finance is borrowing secured against offices, shops, industrial units, hotels, care homes and mixed-use buildings. Lenders assess rental income, tenant covenant and debt-service cover rather than relying mainly on personal income. Clifton International arranges it in Spain and the UK as an introducer, not a lender.

  • Spanish commercial facilities typically reach up to 60% loan-to-value.
  • UK owner-occupied commercial mortgages typically reach up to 75% loan-to-value.
  • Companies, SPVs and international structures are accepted in both countries.
  • Expats and overseas investors are financed through specialist lenders.

Common questions

Commercial finance questions.

What is commercial property finance?

Commercial property finance is borrowing secured against offices, shops, industrial units, hotels, care homes or mixed-use buildings. Lenders focus on rental income, tenant covenant, lease length and debt-service cover rather than relying mainly on the borrower's personal income. Clifton International arranges it as an introducer, not a lender.

Which countries do you arrange commercial finance in?

Spain and the United Kingdom today. Other jurisdictions can be arranged by enquiry through our specialist partner network.

How much can I borrow against commercial property?

In Spain, commercial facilities are typically up to 60% loan-to-value. In the UK, owner-occupied commercial mortgages typically reach up to 75% and investment facilities up to 70%, depending on tenant covenant, lease term, sector and borrower profile.

Can expats and overseas investors get commercial property finance?

Yes. Specialist and challenger lenders in both countries finance British expats, foreign nationals, family offices and offshore or local company structures, subject to their criteria.

Can I borrow through a company or SPV?

Yes. Spanish lenders commonly prefer a Spanish SL vehicle, and UK lenders routinely accept limited companies, SPVs and LLPs, often with personal or parent guarantees.

Can bridging be used before a commercial term loan?

Yes. Where a purchase deadline comes before a term lender can approve, or a property needs refurbishment or trading history, a commercial bridge can complete first and refinance onto term finance later.
