A Spanish mortgage rate is built from a reference rate plus a lender margin. Variable loans track 12-month Euribor plus a spread; fixed loans price off swap rates. Bonificaciones — discounts for taking insurance or a salary account — then reduce the headline TIN, while TAE shows the true all-in cost.

The building blocks of a Spanish mortgage rate
Every Spanish mortgage rate is built from three things:
- A reference index — typically 12-month Euribor for variable products, or the lender's own fixed cost of funds for fixed products.
- A lender margin (differencial) — the bank's spread above the reference. This is the number that varies most from lender to lender and reflects your risk profile.
- Bonificaciones — margin reductions the lender applies if you hold ancillary products (life insurance, home insurance, salary domiciliation, pension plan). Often 0.30–1.00% off the differencial.
Together these produce the TIN (Tipo de Interés Nominal — the headline nominal rate). The TAE (Tasa Anual Equivalente) adds all fees over the loan term and is the number you compare between offers.
Fixed, variable and mixed products
- Fixed (Tipo Fijo): the rate is locked for the full mortgage term — usually 10, 15, 20 or 25 years. Payment certainty in exchange for a rate premium.
- Variable (Tipo Variable): Euribor + differencial, typically resetting every 6 or 12 months. Cheaper upfront but exposed to Euribor moves.
- Mixed (Tipo Mixto): fixed for an initial period (commonly 3, 5 or 10 years), then reverting to Euribor + differencial. It is now the default starting offer across much of the Spanish market.

Why non-residents pay a small premium
Non-resident files are underwritten as higher risk than resident files for the simple reason that Spanish banks have less recourse and less familiarity with the borrower's home-country income and assets. The premium is usually modest — often 0.20–0.50% above the equivalent resident product. Prime private-bank clients frequently price at or below the retail resident level thanks to AUM discounts.

- LTV: lower LTV attracts better pricing. Dropping from 65% to 50% typically saves 15–30bps.
- Income multiple and DTI: stronger affordability improves the differencial.
- Assets under management with the lender: often the biggest single lever for HNW buyers.
- Bonificaciones: taking the lender's insurance and salary account can reduce margin by up to 1%.
- Loan term: shorter terms usually price better on fixed products.
- Property type: mainstream urban apartments and villas price best; new-build, rural or non-standard construction can attract a premium or a lower LTV.

Following the 2019 Spanish mortgage law reform, the lender pays most of the remaining set-up taxes and duties on the mortgage itself — a meaningful improvement for the borrower over pre-2019 deals.
