Where do the figures in Clifton International's Key facts tables come from?

Every figure is compiled from four sources: live lender term sheets, anonymised indicative quotes and decisions in principle issued to clients over the preceding twelve months, final agreed terms on transactions we have completed, and official published statutory cost tariffs. Figures are reviewed at least quarterly and are indicative guidance, not an offer of finance.

  • Figures on this site were last reviewed on July 2026.
  • Rates and costs are published as ranges because lenders price each case individually.
  • Timelines assume a complete document file from the outset of the application.
  • Third-party fees, currency movement and personal tax consequences are excluded unless stated.

How figures are derived

  • Figures are compiled by Clifton International specialists from live lender term sheets, indicative quotes and completed transactions arranged over the preceding 12 months.
  • Rates and costs are stated as ranges rather than a single number because pricing is set case-by-case on borrower profile, residency, asset type, location and loan-to-value.
  • Timelines assume a complete document file from the outset; valuation, legal capacity and (in Spain) NIE and notary availability drive the critical path.
  • Costs exclude any lender, broker or third-party fees not stated on the page, and exclude currency movement between agreement and drawdown.
  • Figures are reviewed at least quarterly and re-checked against lender pricing whenever a material market change occurs.

Sources we use

Live lender term sheets

Indicative pricing sheets issued to us by Spanish retail banks, international banks, private banks and short-term lenders, refreshed as lenders reprice.

Quotes issued to clients

Anonymised indicative quotes and decisions in principle produced for live enquiries over the preceding 12 months.

Completed transactions

Final agreed terms on cases we have arranged, which anchor the lower and upper ends of each published range.

Published statutory costs

Taxes, notary and registry scales and other statutory charges taken from official published tariffs at the review date.

Why ranges, not single numbers

Spanish and UK lenders price case-by-case. Borrower profile, country of residence, income currency, asset type, location, loan size and loan-to-value all move pricing, so a single headline rate would be misleading. We publish the range we have actually seen agreed, and an adviser will narrow it to your circumstances.

Timelines assume a complete document file from the outset. Valuation availability, legal capacity and — in Spain — NIE issuance and notary diary drive the critical path.

What is excluded

  • Any lender, broker or third-party fee not explicitly stated on the page.
  • Currency movement between agreement in principle and drawdown.
  • Personal tax consequences in your country of residence.
  • Insurance, survey and ongoing property running costs unless stated.

Review cycle

Figures are reviewed at least quarterly, and re-checked against lender pricing whenever a material market change occurs (for example a base-rate move or a lender withdrawing from non-resident lending). Each Key facts table displays the date its figures were last reviewed, and the same date is published in machine-readable structured data.
