- 2.50% – 3.40%Fixed initial period of 3, 5 or 10 years on a mixed (tipo mixto) product, reverting afterwards to 12-month Euribor plus the lender margin.
- Variable lender margin (differencial) over 12-month Euribor

How accurate is this calculator?
It gives a good indicative repayment and DTI estimate from the values you enter. Actual lender offers depend on your full profile, currency, LTV, product type and Spanish lender criteria. We'll share tailored numbers on enquiry.
What is DTI and why does it matter?
Debt-to-Income ratio is the percentage of your net monthly income absorbed by all monthly debt payments (including the proposed Spanish mortgage). Spanish lenders typically require DTI to stay below 35–40%. Above that threshold, non-resident affordability starts to fail.
What interest rate should I use?
Use the mid-point of currently marketed 5–10 year Spanish fixed rates for a rough estimate. Spanish variable rates track 12-month Euribor plus a lender margin. We deliberately don't hard-code a rate here because pricing moves; ask us for a current indicative rate for your profile.
Does the calculator include Spanish taxes and fees?
Yes — it shows a separate estimate of purchase costs (transfer tax or VAT, notary, Land Registry, legal and mortgage set-up fees) at roughly 10–12% of the purchase price. Total cash-in adds this to your deposit.
Is this an offer of finance?
