These are illustrative rate scenarios approved by Clifton International, not live lender rates and not a whole-market comparison; no lender is named. The rate a lender offers comes down to the loan size and the risk profile of the business, confirmed in underwriting. A lower headline rate can also carry a higher fee.

How we calculate

Capital-and-interest payment
Loan × monthly rate ÷ [1 − (1 + monthly rate) raised to minus the number of monthly payments], with the annual percentage rate divided by 1,200. At zero interest, the loan is divided by the number of payments.
Interest-only payment
Loan × annual percentage rate ÷ 1,200. The principal remains due in full at the end of the term.
Loan-to-value (LTV)
Loan ÷ property value × 100. For a £1 million property and a £650,000 mortgage, this is 65% LTV.
Deposit or equity
Property value − loan, before purchase costs. For a £1 million property and a £650,000 mortgage, this is £350,000.
Arrangement fee
An illustrative upfront fee, defaulting to 2% of the loan and adjustable up to 5% to compare lower-rate, higher-fee scenarios. It is shown separately and assumed paid upfront, not added to the loan.
Rate scenarios
Illustrative annual-rate ranges approved by Clifton International for each property scenario: owner-occupied commercial 6.5%–8.5%, commercial investment 7%–9%, owner-occupied semi-commercial 6.5%–8% and semi-commercial investment 6%–8%. They are not live lender rates, not a whole-market comparison, and no lender is named.
Rounding
All calculations use unrounded figures; payments are displayed to the nearest penny.
What is not included
No lender rental-cover or business-affordability test is applied. Valuation, legal, broker fees and tax are excluded. A fixed period is not the mortgage term: payments may change after any initial fixed period, and this is not an APRC or a forecast of Bank of England rates.

The rate a lender offers comes down to the loan size and the risk profile of the business, confirmed in underwriting. Fees, early repayment charges and property-specific restrictions matter as well as the headline rate. Commercial mortgage calculator FAQs

What does a commercial mortgage calculator estimate?

It estimates monthly capital-and-interest or interest-only payments from a loan amount, annual interest rate and term, alongside loan-to-value and deposit or equity. The rate a lender offers comes down to the loan size and the risk profile of the business, confirmed in underwriting, so the figure shown is indicative only. It is not an affordability assessment, mortgage offer or confirmation of eligibility.

How do owner-occupied and investment commercial mortgages differ?

Owner-occupied finance supports premises used by the borrower’s trading business, assessed against business accounts and sustainable cash flow. Investment finance supports property let to tenants, assessed against rent, leases, tenant strength and lender-specific cover requirements. Select the use that matches your property.

Can I calculate a semi-commercial mortgage?

Yes. Select semi-commercial for mixed-use premises such as a shop with flats above, then select owner-occupied or investment use. Each combination has its own illustrative rate range. A lender must confirm the mix, valuation and eligibility; a semi-commercial filter is not confirmation that every mixed-use property qualifies.

Are these the latest commercial mortgage rates?

No. The calculator uses illustrative rate ranges approved by Clifton International for each property scenario, not live lender rates and not a whole-market comparison, and no lender is named. Adjust the rate within the range to see how payments change. The rate a lender offers comes down to the loan size and the risk profile of the business, confirmed in underwriting.

Does the calculation include fees or future rate changes?

An illustrative arrangement fee is shown separately and assumed paid upfront, not added to the loan; you can adjust it to compare lower-rate, higher-fee scenarios. Valuation, legal, broker, tax and other charges are excluded. Payments use the entered rate for the whole term: an initial fixed period is not the full mortgage term, and payments may change afterwards. This is not an APRC or a total-cost comparison.

How is the monthly payment calculated?

For repayment mortgages, the payment is loan × monthly rate ÷ [1 − (1 + monthly rate) raised to minus the number of monthly payments], with annual percentage rate divided by 1,200. At zero interest, divide the loan by the number of payments. Interest-only payments are loan × annual percentage rate ÷ 1,200, and the principal remains due at the end.
