Ministry of Transport publishes Q2 2026 official valued prices per m²

The Ministry's quarterly "Valor tasado de la vivienda libre" release puts the average valued price at €5,418/m² in Madrid, €5,473/m² in Ibiza town and €4,528/m² in Marbella, against €1,350/m² across the Región de Murcia.

What it means for buyers: These are bank valuation prices, which usually sit below portal asking prices. Spanish lenders lend against valuation, not the agreed price, so they are a useful guide to how much a mortgage could cover.

· Banco de España — official mortgage market reference rates, published in the Boletín Oficial del Estado

Official 12-month Euribor for August 2026: 2.954%

The official monthly average published in the BOE moved +0.099 points from July 2026 (2.855%) and +0.782 points from September 2025 (2.172%).

What it means for buyers: Spanish variable and mixed-rate mortgages reset against this official figure. Borrowers due an annual review will see a higher reference rate than a year ago.

· Instituto Nacional de Estadística (INE), Índice de Precios de Vivienda

INE house price index: prices up +12.9% year on year (Q4 2025)

The official index of notarised sales shows resale homes up +13.1% and new build up +11.2%, with a quarterly rise of +1.8%.

What it means for buyers: Rising prices mean deposits and purchase taxes grow in cash terms. Non-resident buyers typically need 30–40% of the price plus around 10–14% for taxes and fees.
