The Spanish property market in Q4 2025: official figures and what they mean for buyers

Spanish house prices rose +12.9% year on year in , according to the official INE house price index — resale homes up +13.1% and new builds up +11.2%. Official price growth by region, Q4 2025

The INE house price index (Índice de Precios de Vivienda) tracks the price of dwellings actually transacted, based on notarised sales. Year-on-year change, all dwellings:

What prices look like on the ground

Growth percentages only tell half the story — the price you actually pay varies enormously by location. The official MITMA valuation data puts the average valued price at €5,418/m² in Madrid and €5,473/m² in Ibiza town, against €1,350/m² across the Región de Murcia. We publish the official figure for all 30 cities and regions where we arrange finance, alongside each location's transfer tax and total purchase costs.

Financing a Spanish property as a non-resident

Non-residents can borrow from Spanish banks, and there are established routes for every stage of a purchase — from the mortgage itself to the currency transfer and, where timing is tight, short-term bridging. The main options:

Non-resident mortgages

Spanish banks typically lend non-residents 60%–70% of the lower of purchase price or valuation, on terms up to 25–30 years. Variable rates are priced off Euribor plus a margin; fixed rates are also available.
