Applying from France

Reconciling French tax notices with euro salary

France's avis d'impôt records declared income and the revenu fiscal de référence, according to Service Public. It is useful context alongside current payslips, but household tax figures should not simply be treated as one applicant's salary. For a couple applying from France, set out each person's earnings, any variable pay and existing French borrowing separately. If an English translation is requested, keep it alongside the original so names, reporting periods and amounts can be checked. Your adviser should confirm what the chosen lender needs rather than assume a French tax notice alone establishes affordability.

FICP and FCC record incidents, not a complete debt budget

Banque de France distinguishes the FICP register of credit-repayment incidents and over-indebtedness from the FCC register covering cheque and bank-card incidents. These records should not be treated as one UK-style score or as a complete schedule of French borrowing. If a lender requests local evidence, use the Banque de France access process and explain any entry with supporting documents. Keep current loan statements separately. For a Lyon-based couple, each applicant's credit history and liabilities need their own explanation, even where tax records describe a shared household.

French salary: separate annual extras from regular EUR pay

A French employment package can include annual or variable payments alongside monthly salary. For a UK mortgage file, identify any thirteenth-month pay or bonus rather than treating every larger bank credit as recurring monthly income. Keep original payslips alongside translations the lender requests and reconcile the EUR salary credits with the annual tax notice. EUR-to-GBP movements can change repayment capacity; ask the chosen lender how it converts earnings and applies any haircut. Buying from overseas

If a UK property cannot wait for a standard expat mortgage timescale, bridging finance may let an overseas buyer complete without making the purchase conditional on that mortgage. It can put you in a cash-buyer position for the transaction, although the purchase is still being funded by a secured loan.
