Applying from Germany

German address registration is distinct from immigration status

A Meldebescheinigung is an official registration certificate that can document a German address; Berlin's service guidance explains how to request it. It is not the same document as an Aufenthaltstitel establishing immigration status. Keep those roles distinct when assembling a UK mortgage file, especially if your name or address appears differently on a passport, registration certificate and bank statement. Annual German tax evidence and current EUR payslips also cover different periods, so explain employment changes rather than leave the lender to reconcile them. Certified translation should follow the chosen lender's instructions.

SCHUFA evidence is not a UK lender's own score

SCHUFA provides consumer credit-information services and guidance on obtaining a report. A Germany-based applicant should ask which document the UK lender requires before paying for a certificate, then check the recorded identity and borrowing against current statements. Explain an outdated or disputed entry rather than assuming it disappears when moving countries. SCHUFA information is local evidence, not the UK lender's scoring decision, and does not replace disclosure of German commitments. Align your name and address with the Meldebescheinigung so the documents clearly relate to the same applicant.

German EUR earnings: reconcile pay and local commitments

For a Frankfurt employee, current pay and annual tax records can cover different periods, particularly after a job change. Separate contractual salary from reimbursements or benefits and show the amount actually credited to the German bank account. Ask the UK lender how it converts EUR into GBP, whether any currency haircut applies, and how it accounts for German living costs and loan payments. The ECB's euro reference rates are official context only; they should not be used as a guaranteed transfer rate or as the lender's assessed-income figure.

Buying from overseas

If a UK property cannot wait for a standard expat mortgage timescale, bridging finance may let an overseas buyer complete without making the purchase conditional on that mortgage. It can put you in a cash-buyer position for the transaction, although the purchase is still being funded by a secured loan.
